What's my risk of flooding?

The best place to get an initial indication of whether your property or proposed development site is at risk of flooding from rivers or the sea, or a combination of the two, is to view the Flood Maps which are available online.

Depending on where your property or development site is, there are online flood maps which can help to give you a broad indication of whether your property requires a professional flood risk assessment.

When viewing any of these online flood maps it is important to recognise that broadscale processes have been used in their production and although they are regularly improved and updated, they are intended for guidance only and are not appropriate for use in ascertaining the flood risk to individual properties.

England and Wales

If your property or plot of land is in England or Wales you can get an idea of your flood risk for free using the Environment Agency’s online indicative Flood Map. Simply visit the Environment Agency website (opens in new window) , enter your postcode or place name into the box on the right of the page, and hit ‘go’. An example is shown below. On their website you can then zoom in and out and move the map as required.

Scotland

If your property or plot of land is in Scotland you can get an idea of your flood risk for free using the Scottish Environment Protection Agency’s online indicative River and Coastal Flood Map (Scotland). Simply visit the Scottish Environment Protection Agency website (opens in new window) , enter your postcode or place name into the box on the right of the page, and hit ‘go’. An example is shown below. On their website you can then zoom in and out and move the map as required.

Northern Ireland

If your property or plot of land is in Northern Ireland you can get an idea of your flood risk for free using the Rivers Agency’s online Strategic Flood Map (NI) – Rivers & Sea. Simply visit the Rivers Agency website (opens in new window) , agree to the terms and conditions, select location search on the right of the page, and enter a full address, street or postcode, and select the type of flood risk you wish to view on the left of the page(for example ‘present day’). An example is shown below. On their website you can then zoom in and out and move the map as required.
